Wichita’s West Bank and Delano community will continue their transformation with the addition of a prominent mixed-use development to be known as the “Ballpark District.”

EPC Real Estate Group announced today plans to add three signature buildings located adjacent to Riverfront Stadium, home to the Wichita Wind Surge Minor League Baseball team, including a full-service hotel and class A office, retail, and restaurant space. The first step in the overall redevelopment project will also include significant improvements to the west bank of the Arkansas River.

Set to open in 2024, Unscripted Wichita will feature 155 well-appointed guest rooms and multiple food and beverage offerings. This includes an expansive indoor-outdoor rooftop bar and lounge concept with sweeping views of the downtown skyline and Riverfront Stadium, along with a signature restaurant on the street level, transforming the section of S. McLean Blvd between Maple and Texas Streets into a communal gathering place for visitors and Wichitans alike.

“Driven by locally inspired food and beverage, thoughtful design and a culture of friendly service, Unscripted gives adventurous travelers what they want in a hotel brand – an authentic experience that delights the senses and enhances their lifestyle, but at a more accessible price point,” said Dream Hotel Group CEO Jay Stein. “We found a great partner in EPC Real Estate Group, a company that plays an important role in Wichita’s history and transformation story. We are excited to collaborate with such a talented group who really understands and appreciates our brand of hospitality and represents the values we share in contributing to the revitalization of great cities.”

Setting a new benchmark for boutique hospitality in the Midwest, Unscripted Wichita will debut as the hospitality centerpiece and anchor of the Ballpark District, Wichita’s highly anticipated mixed-use development project, which also includes an additional 120,000 square feet of class A office, retail and restaurant space and an attached 283-stall parking garage. The Ballpark District will feature unprecedented views, tremendous visibility, and other desirable amenities to include shared fitness and conference space, private patios, high efficiency building design, and electric car charging stations.

“This addition to our riverfront adds a much-needed amenity, that furthers vitality to the popular Delano neighborhood, while advancing our overall downtown redevelopment efforts,” said City of Wichita Mayor Dr. Brandon Whipple. “Wichita presents the perfect opportunity for growth, and we’re thrilled to see continued investment in our city.”

We are eager to build on the existing momentum within Delano and continue to elevate the Riverfront Stadium experience for the entire community,” said EPC Real Estate Group Executive Vice President Austin Bradley. “This notion remained at the forefront when selecting the hotel brand and management company, and Unscripted will do just that.”

“This is an exciting day,” said Jordan Kobritz, CEO of Wichita Riverfront LP. “It’s another step in fulfilling the vision and commitment we made to the City when we moved the team here from New Orleans. Like the Stadium has done in Minor League Baseball, Unscripted Wichita will set the standard for quality, customer service and value in the local hotel industry.”

The project is being led by Kansas-based developer EPC Real Estate Group with architectural design by DLR Group. NAI Martens has been selected to handle the leasing of office, retail and restaurant space.
